The Waterfall Casita: A-frame with 30ft Waterfall

Nestled among Hemlock trees & steps from a 30 ft waterfall is our cozy A-frame cabin. Sitting on 33 private acres connected to state land, enjoy waterfall views while sipping coffee in front of the fireplace. The casita was intentionally designed to feel like a home away from home. In summer, cool off in the waterfalls & private streams, in autumn take in the stunning foliage & in winter ski/snowboard at Belleayre (25 mins away). Alder Lake & the Pepacton Reservoir fishing are a 10 min drive.

Amidst the Catskills’ mountains, you’ll find this home’s strong lines stand tall. Called a “modern masterpiece” by a UK Times travel editor, its dark timber frame is partly hidden by the forest and lined with full­-length windows looking West over the valley. With a local reservoir water supply and decked terraces, its striking form is the only footprint it leaves...and the great, green outdoors begin at your doorstep. By day, enjoy the views from a 1500 square foot wrap-around deck and explore the adorable nearby towns of Bovina, Andes, Delhi and more. By night, star gaze from the comfort of a cozy loft or sit by the wood stove on a chilly night. The Bovina Schoolhouse offers the perfect getaway for a couple, small family, or friends. An open layout is perfect for cooking, dining and lounging.

This home is a beautiful mix of cozy and modern. You’ll love cooking in the kitchen and taking in the view from the second story deck. The property is stunning, with wide meadows and dense woods. There are 140 acres to explore and utilize for events like weddings or a retreats. There is a half acre pond with a pond house at the top of the property and a trout stream running along the bottom. It’s everything you could hope for in a Catskills getaway, all nestled overlooking the town of Andes.

Cupcake Cottage! 1838 renovated barn, with views.

The 2026 vegetable garden has been planted! New for 2026: Kitchen Aid stand mixer, new towels, frying pans. Cupcake Cottage has had a total renovation: the same light, charm, and views remain but inside there is a new kitchen, flooring, and heating system. And outside, a new deck and porch configuration, windows, siding, roof and dormers. The house is an 1838 barn with old beams and rafters, and modern finishes of hemlock, red oak, and western red cedar throughout.

Half Moon: Fairytale Catskills Retreat

Enjoy nature in style at this fairytale in the forest. This idyllic escape combines whimsical structures, curated gathering spaces and a private wooded hillside surrounded by hiking trails and quaint towns. Disclaimer: This is a rustic cabin. Heating is from a wood-burning stove, there is no AC. The bath house is a separate structure from the cabin, up a hillside with stone steps. Cooking is via charcoal grills, small outdoor kitchenette or fire.

Whether your looking for that romantic getaway, R&R, or adventures in the Catskills this is the peaceful place to stay. Located minutes from Bovina Ctr., Andes and Delhi. Travel down to County Hwy 18 where you will find farm stands offering fresh eggs, raw milk, breads/pies and beef. The cabin is available year around.
