This beautiful beach house sits right by the sea with direct access to the enormous sandy beach and dunes. A great space to spread and out and relax with family and friends, it is stylishly furnished and decorated, and well equipped with everything you need! It is our family holiday house, so is comfortable and welcoming - a perfect spot for anyone who wants to getaway in a really special home from home! We can often be flexible on check-in and out times to make the most of your time by the sea!

In spring, enjoy the woodland with bluebells and delicate flowers; summer brings long golden evenings over the lake, and autumn paints the trees in rich, vibrant colours. Step outside to gentle ripples, watch wildlife, or visit East Hoathly village with its café, shop, and pub just minutes away.

Beach house in Dungeness

Beautiful Dungeness house right on the beach with ever changing views of the sea all year round. The house incorporates an original train carriage and the living space is open plan. The well equipped kitchen includes a generous dining table and chairs, which also looks out across the beach. There are two double bedrooms within the carriage as well as a shower room. An ideal place to explore Dungeness as well as discovering the wider area including Rye, Folkestone and the Romney Marsh.

The second floor Belvedere (lookout) gives extensive views across Rye bay to English Channel. A great base for exploring Hastings, Rye and East Sussex, or simply going to the beach. From the photos in the hallway and the garden decorations to the modern balcony facing (and only literally a few steps away from!) Camber Sands’ famous dunes, this property is perfect for those who love the beach and sea. If you hate sand this is not the property for you-a real beach experience.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
