I enjoyed meeting Davit and Lucy -- good people. But this was their first Airbnb experience and I think they were not quite aware that there is a difference between one's own home rental and a hotel. As to specific points:
1. I had another guest coming in, so I messaged them the day before that I could not extend the 11 AM checkout time. Which, by the way, is stated on the website.
2. I do clearly state that because of the drought in California we are under mandatory water conservation. My shower has a lot of water pressure, which guests like. But unfortunately it cannot be used as a hydro-massager. I have a rules summary sheet that I left on top of the binder in the unit, asking people to restrict shower time to between 5 and 10 minutes (I have far stronger rules for myself ;-). I have since also added this request to the website. Guests are under no obligation to adhere to the rules, but it's understood that it is a courtesy and good manners to do so.
3. Cleaning: it's clearly stated on the website that cleaning services are once every 2 weeks. So: the appartment was spotless when Davit and Lucy checked in. It was cleaned once while they were here, and again when they left.
I hope this helps explain the rationale behind the points that Davit brings up.
I wish them both well.
