Our beautiful 16th century home is spacious and quirky, being well positioned for the fantastic Suffolk coast and heaths, with it's two castles, bird watching opportunities & great foodie pubs nearby.
There is extensive off road parking to the rear, large garden and a meadow for games and family fun.
Our home has a wealth of period features, as well as retaining a relaxed, open spaciousness that both adults and children can enjoy - the main room comprises the country style kitchen (with oil fired Aga, butler sink and wooden drainers and quiet Bosch dishwasher), the dining area (with wood burner with guard and iron work chandelier) as well as space for little ones and / or grown ups, to sit on the comfy sofa with toys, or play games at the kitchen table.
The cosy 'snug' also has a wood burner with guard, TV, DVD player and a huge range of board games, books and films to suit most tastes and ages.
Outside there is room for games in the garden (boule, croquet, and trampolining) & there is a tatty but usable ping pong table in the old barn (NB space is tight there, but it's a good wet weather option).
Play 'nature watch' or 'tag' in the meadow - or just enjoy the space and the views from the top across the valley.
Please note :- this is our first 'toe in the water' of trying letting the house - As with many older houses, it is a work in progress - we have reduced the recommended price accordingly, as we know some of our paintwork for example, needs attention.
We hope and trust guests will enjoy, as we do, the large, airy open main room (there is a second 'range' cooker, electric this time if you do cooking for a large group - we usually use it at Christmas when we cater for up to 24).
Our larger sitting room is currently 'out of bounds', but we hope you will find the 'snug' cosy and comfortable. The 'back kitchen' serves as a utility room with washing machine and tumble dryer (please use sparingly, and during the day for safety, although it is not one of the makes that recently were found to be faulty). There is a downstairs shower and loo with a large butler sink for hand washing.
Up the small hand made curving stairs, there is a double bedroom, which is effectively 'separate' from the others - possibly good for sleepers wanting to go to bed later than the rest of the party. Nimble grandparents, who can cope with the stairs may well enjoy this space ?
The further four bedrooms are up the main stairs, the main bedroom having a private shower and sink facility, whilst the 'family bathroom' has a shower, spa bath, loo and twin sinks with french doors that can be opened and overlooking the garden and fields on really warm days :)
The two downstairs sofas are actually sofa beds if you have guests or are trying to have an economic family gathering, although this may generate privacy issues when making breakfast in the morning!

We are entrusting our local friends to act as hosts during your stay - they live within the village, are very friendly, helpful and knowledgeable.

We are happy for you to bring your family pet, as long as they can be restricted to the main room (although not on the soft furnishings please), back kitchen and garden / field and if you could clean up after them please.
No big parties please, although guests are welcome to use the garden and meadow for family gatherings or children's parties (with consideration for neighbours i.e. No loud music into the evening).
No smoking in or near the property.
Please do not take any books, DVDs or resources (e.g. Children's craft supplies in the African chest) from the house, although you are welcome to use them for the duration of your stay.
