Downtown Camden is an easy mile walk away. Local Megundicook Market is also down the street and is a great spot for a quick gourmet snack or meal. Walk just a few houses up the street to access the Carriage Trail entrance to Camden Hills State Park. Within minutes, your car or bike can get you to Megundicook Lake for fishing, boats, SUP, kayaking/canoing and swimming. Of course, Camden and Rockport have beaches, top-notch restaurants, shopping, music, performances and so much more you'll discover one visit just wasn't enough to get to it all!

Airbnb did not allow me to make a "dogs considered" selection. Please contact us prior to reserving if you want to bring your dog so we can talk about the details. Also, let us know if you exceed the allowed guest amount because you are traveling with small children. We can probably figure something out.
We do not allow smoking on our property, please respect that request. The following is the contract we ask our renters to sign upon reserving our space. Once a reservation is confirmed, we will send this contract directly to the renter. We ask that renters pay the balance in full within 7 days of reserving the property. Please don't hesitate to contact us with any questions.

OCCUPANCY: GUEST is solely responsible for ensuring that this maximum number of overnight occupants is not exceeded. OWNER is very serious about liming the number of occupants to the maximum allowed. Should the maximum number of overnight occupants be exceeded at any time during the rental term, then GUEST shall forget any rights and OWNER has the right to require that GUEST vacate the Property without any refund and credit card on file may be charged for any damages as a result or OWNER may elect to charge a fee of $50 per person per night over the limit plus service fee and tax. OWNER is on a septic system and doesn’t want to stress the system.
DAMAGE: GUEST is responsible for any extraordinary cleaning charges and costs to repair damage to the Property beyond the deposit amount. GUEST is required to return the Property in the same condition it was in prior to GUEST’S occupancy. Any charges associated with extraordinary cleaning charges and costs to repair damage may be charged to GUEST card on file. Damages resulting from intentional willful or reckless conduct, damage by pet, or items lost or stolen by GUEST is considered extraordinary. OWNER must be notified at once of any damage during occupancy.
KEYS: Keys to the property will be made available to GUEST at Check In Time (unless prior arrangements have been made) either at the Property in a lock box or at another location disclosed to GUEST prior to the start of the rental term.
CHECK IN AND OUT: GUEST must contact OWNER upon their arrival at the property to check-in and then again at the time they depart the Property. To check in or out, GUEST should call (PHONE NUMBER HIDDEN).
PETS: GUEST may be permitted to keep a dog at the Property (no other pet types are permitted). Any pet found at the Property without prior authorization by OWNER shall constitute a material breach of this Rental Agreement and will result in GUEST being charged a fee of $150 per pet to their credit card on file and/or GUEST being asked to leave immediately without refund.
OWNER RESPONSIBILITIES: The Property will be provided to GUEST in a professionally clean and furnished condition, and all utilities (except air conditioning which OWNER asks for an additional $50/week for use of the window unit) will be provided at no additional cost to GUEST. However, housekeeping and/or cleaning will not be provided during the rental term. OWNER warrants that the Property and all appliances, heating, plumbing, and electrical systems are in working order and that any cost of repair will be born by OWNER unless the malfunction or other failure is due to the gross negligence or willful misconduct of GUEST or GUEST’S invitees. Any warranties by OWNER which are not expressly stated in this Rental Agreement are hereby expressly disclaimed.
GUEST agrees to read and adhere to all rules and information outlined in any letters or other written materials provided at the Property regarding use of the Property. In the event that GUEST creates, causes or discovers any damage or dangerous condition at the Property, GUEST shall immediately notify OWNER of said damage or dangerous condition.
GUEST shall use the Property only for vacation rental (residential) purposes.
GUEST shall not erect tents of any kind, park recreational vehicles or trailers on the Property without written permission of the OWNER.
Maine is a restrictive State when it comes to tobacco smoking. Smoking is prohibited anywhere inside or ON the grounds of the Property. GUEST AND GUEST’S invitees any any other person at the property are prohibited from using tobacco products at or about the Property.
If GUEST wishes to have a large gathering or event at the Property during the Rental Term including, but not limited to, a party, wedding, rehearsal dinner, family reunion or other type of large gathering or event, GUEST must obtain the prior written consent of OWNER.
GUEST shall quit and deliver the Property to OWNER peaceably and quietly at the end of the Rental Term in good order and condition, reasonable use and wear expected. A penalty of $50/hour, with a one hour minimum, shall be imposed if the GUEST does not depart the Property timely causing interference with operations related to preparing the Property for the next guests due to arrive at the Property.
GUEST SATISFACTION: The satisfaction of GUEST is extremely important to OWNER. Unlike a hotel or resort, the Property is a private home arranged in the OWNER’S taste. GUEST acknowledges having reviewed all the pictures, descriptions, and information regarding the property provided by the website and/or OWNER. GUEST is aware of the approximate location of the property.
QUIET AND PEACEABLE ENJOYMENT: OWNER shall not unreasonably interfere with the quiet and peaceable enjoyment of the Property by GUEST during the Rental Term. However, OWNER will not be liable to GUEST for events beyond OWNER’S control which may interfere with GUEST’S occupancy, including but not limited to acts of God, acts of governmental agencies, terrorism, fire, strikes, war, inclement weather, mandatory evacuation of area, power outages, and construction noise from nearby sites. No refund of rent or other fee or cost will be given in these circumstances.
INDEMNIFICATION: GUEST agrees to indemnify and hold harmless OWNER, its agents and representatives, from any and all liability for any loss or damage whatsoever including but not limited to any claim, action, cause of action or other demand for personal injury or damage or loss of property which is made, incurred or sustained by GUEST or any invitee of GUEST arising out of, related to or in connection with the rental of the Property unless such loss or damage is the solely the proximate result of gross negligence on the part of OWNER, its agents or representatives. GUEST agrees that any presentation by OWNER of services of other companies for amenities such as boat rentals, chef services, massage services, bike rentals, day sail trips, kayaking trips, etc. in order to provide an opportunity for GUEST to have a more enjoyable vacation shall not be a basis upon which GUEST may sue or hold liable OWNER for any issues or problems that may occur as a result thereof. GUEST acknowledges and agrees to hold OWNER harmless for any damages arising out of the use of other amenities including, but not limited to, bodily injury and death.
OTHER: This Rental Agreement constitutes the complete and entire agreement between OWNER and GUEST. The terms of this Rental Agreement supersede and nullify any prior representations, agreements or understandings, verbal or written. This Rental Agreement may be modified only by a written amendment, signed by both GUEST and OWNER. Each provision of this Rental Agreement shall be deemed severable and if for any reason any portion of this Rental Agreement is deemed unenforceable, invalid or contrary to any existing or future law, such unenforceability or invalidity shall not affect the applicability or validity of any other provision of this Rental Agreement. This Rental Agreement shall be governed by and interpreted under the laws of the State of Maine, and any dispute related to this Rental Agreement shall be subject to the exclusive jurisdiction of the courts of the State of Maine, with venue in Knox County. For all purposes hereunder a facsimile or electronic signatures shall be deemed to be an original signature and such signatures shall be given the same effect as would an original signature. GUEST is hereby made aware that all amenities and services offered by OWNER such as cleaning fees and pet fees are subject to an 8% Maine State Sales Tax.
CANCELLATIONS: All cancellations by GUEST must be made in writing and received and acknowledged by OWNER. The cancellation policy of Airbnb is applicable in all reservations made through the Airbnb service. Please see their website www.airbnb.com for details. Guests who rent outside of the Airbnb service are subject to the same cancellation policy. For a 50% refund, cancellation must be made seven full days prior to listing's local check in time on the day of check in, otherwise no refund. If GUEST cancels less than 7 days in advance, the nights not spent are not refunded. If GUEST arrives and decides to leave early, the nights not spent are not refunded. In the event of cancellation, cleaning fees are refunded. If OWNER must cancel this Rental Agreement, the OWNER will do so in writing and will provide a full refund to the GUEST within 7 days of the cancellation.
THE PARTIES ACKNOWLEDGE THAT THEY HAVE READ THIS AGREEMENT, UNDERSTAND IT, AND AGREE TO BE BOUND BY ITS TERMS AND CONDITIONS.
