This is our listing for a private bedroom with a queen bed overlooking the lake. Listed separately, we have another private guest bedroom with two single beds.
Staying in a waterfront place automatically lowers your blood pressure. Paddle around the pond in boats and a paddle-board, fish, read, relax in the sun, hammock or on the porch, hang out and simmer down.
We're close enough to Boston to get here quickly, and far enough to feel like you're in New Hampshire.
If you would like a cooked or continental breakfast with fresh fruit, please ask if it's available that day, $5 per person. Complimentary coffee and tea is available.
Kayaks, a canoe, paddleboat and paddle board, the beach, dock and pond are right outside our front door, as well as an outdoor shower and nearby nature trails. Guests assume ALL liability for water safety. State law requires use of personal flotation devices. WiFi. GLBTQ and family friendly. Kitchen available for light cooking. Gas grill, portable outdoor fire pit. We have a high chair, a pack-n-play and toys.

We interact as much as or as little as the guest prefers. The guest bedrooms are on the second floor, secluded from our master suite on the first floor, with built-in privacy. There is a master bathroom, so the other bathroom is all yours.

Enjoy the hustle and bustle of Boston and then relax, swim and boat on the pond. The house is 15 feet from the banks of Sandy Pond, 2 miles from a 10 mile bike trail to NH, and 2 miles from commuter rail to Boston. We are kid-friendly, and ask that children be closely supervised because of the adjacent pond. A spacious screened in porch is ready for relaxing and bird watching. The outdoor shower is beside the garden.
A pack-n-play [no charge] is available for guest use as well as an air bed for extra guests, who are $25 each.
There's a double bed futon on the first floor and queen foam mattress for even more sleeping space. WiFi, GLBTQ gluten-free/vegan/vegetarian friendly.
Guests use the main bathroom. We use the bathroom in the master suite.
There are window air conditioners in the three upstairs bedrooms. Usually ceiling fans and a lake breeze suffice.
Sorry, no guest pets. Bingo is the house dog.
Safety is a must with the pond right outside. Guests assume ALL responsibility for water safety when swimming and boating. All guests and their guests MUST sign a Release of Liability form required by our insurance.
Life jackets are required for all boat users and all children when near water.
We conserve energy and recycle and expect guests to join us.
Sound travels on the pond, so be respectful of neighbors.

Bob and Susan have raised four children during a crooked path to sort-of-retirement.
Bob, who usually answers AirBnB inquiries, worked in corporate America and ran his own construction business. Susan has been an activist after careers in journalism and non-profit program management, as well as being the home life facilitator for their clan.
We enjoy games of all sorts when we are not lounging around Sandy Pond after all of the chores are done. Tennis, duplicate bridge, skiing and boarding at nearby Mt. Wachusett and in NH, biking, gardening, reading, Unitarian Universalism and singing are our top priorities.
Susan volunteers to reform the state’s justice and corrections systems and has volunteered with Toastmasters in prisons since 2009. She is from Wilmington, Delaware and author of “Raising Able: How Chores Empower Families” [available on Amazon:-)].
Bob walks his beloved mutt Bingo almost every day in the nearby woods, enjoys creating art in many forms, and helping our four offspring with home remodeling projects. Bob is from Rochester, NY and spent many a summer on Keuka Lake.
We both enjoy traveling, especially to London where our oldest daughter moved with her husband and two young children. Our supreme travel experience involves Air BnB because we can experience someone’s family, home, food, customs and language.
We are casual hosts who welcome everyone -- including families [we have most baby equipment], the GLBTQ community, and all races and nationalities.
