Our flat is on the ground floor of a typical tyrolian style house. The flat is with (PHONE NUMBER HIDDEN) quite spacious and gives place for up to 8 People. There is a wide entrance hall, an open living-eating and cooking area to give the whole family the possibility to come together. The kitchen is completely new and offers a dish washer, a fridge with freezer, a stove, coffee machine, espresso machine, kettle, mixer, pans and pots as well as cuttlery, glases and plates for more than 8 people ; 3 sleeping rooms with double bed and enough stowage to take everything with you you might need during your holidays. Each sleeping room has double curtains like some hotels have to assure you a recreative sleep. 3 bathrooms either with shower or bath tube, good light or even day light and a big mirror. The whole flat has floor heating to keep your feet warm on cold days. The rooms are furnished with solid wood floor and tiles. The flat has an outside patio and a direct entrance to the garden. Parking space directly in front of the house. Skis and Ski or alpine boots find place in the cellar. 100 meters walking distance to cross country skiing, 200 m to the next ski bus stop and the next english speaking doctor. 5 minutes walking distance to the chemist´s, 10 minutes to the center of St. Johann and 15 minutes to the station. Our flat is easy to reach, the neighborhood are single family houses, smal terrace houses and green space.

you enjoy your holidays in a privat apartment. We really endeavoured to offer you a nice, cosy and modern, clean apartment and hope that you will enjoy your holidays at our place. Our house rules should give you a guide line how we would like to have our apartment and its furniture handled/treated.
Should you miss anything or do you need help during your stay please do not hesitate to contact us. All things which are placed in our flat are allowed to be used according to their purpose by our guests.
Please treat our furniture and equipment with care and take care that also your fellow passenger comply with our house rules. Please do not use inside furniture outside. During your stay you and your friends/family are responsible for cleaning the flat. It is not allowed to smoke in the apartmet. You are allowed to smoke outside on the patio. You will find an ashtray in the kitchen. Pets are not allowed. Please put only clean dishes, cuttlery, pans and kitchen appliance back into the kitchen cabinet. Please do not throw leftovers, rubbish and dangerous liquids into the sink, shower, toilet (no toiletries) and dish washer. As we are obliged to waste separation we would ask you to support us regarding this matter. We are happy to answer your questions regarding waste management and cleaning equipment at your arrival. The keys to our apartment also fit into the front door of our house. Please do not hand over the keys to someone else. You will receive 2 keys at your arrival. In case of loss you will be charged upto the replacement costs of the keys. Please leave your Skis und ski or alpine boots in the cellar (special room therefore) and to not wear them in our flat. The landlord assumes no liability for things you stored in the cellar. Ski boot heater: the boots have to be placed with the tip upwards. Please check if your ski or alpine boots are suitable to be used on a shoedryer. For any damages we do not assume liability. According to good neightbourhood we would ask you to keep the peace at night between 10 pm and 7.30 am. Please avoid during this time loud music, heavy discussions, noisy TV watching, hoovering, rattling with dishes aso. You are not allowed to host people additionaly to the announced guests. Having parties is not allowed. Parking is possible directly at the house. For any damages or loss of your vehicle and/or loss of things you left in your vehicle while parking or maneuvering at our house the landlord assumes no liability. If you leave the flat please close windows and outside doors, look the entrance door. The landlord assumes no liability for your objects of value left in the flat. Our rental rate includes overnight stay as well as the usage of bedlinen, towels and kitchen towels (to be changed weekly). Not included: City tax has to be paid at arrival 1.20 €/person and night.

Our apartment is hand over to you clean. We would very much appreciate it to be hand back swept-clean. Leftovers have to be taken with you –> fridge and freezer have to be empty and clean. Please remove the bedlinen and place it together with the used towels on the bathroom floor. The flat has to be left at 10 am at the latest. Exeptions have to be agreed in advance with the landlord. We accept only cash payment (city tax).
With booking our flat/apartment we consider that you accept our house rules.

Ich bin ein absoluter Familienmensch, liebe Tiere, vor allem Hunde und fühle mich in der Natur (wie könnte es in Tirol anders sein) pudelwohl. Saubere Luft, viel Grün und Berge - sind ein wichtiger Bestandteil meines Lebens. Generell bin ich gerne in Gesellschaft und finde es immer interessant neue Leute kennen zu lernen. Dinge ohne die ich nicht leben kann gibt es eigentlich nicht, ausgenommen meiner Familie, einem gemütlichen Essen und meinem Staubsauger (sagen zumindest meine Kinder). Eines meiner Lieblingsreiseziel sind die Südtiroler Berge oder zur Abwechslung für einen Kurzurlaub auch interessante Großstädte. Als Gastgeber ist mir eine gemütliche, saubere, gut und modern ausgestattete Unterkunft wichtig. Ich möchte mich in einer Ferienwohnung rundum wohl fühlen und meinen Urlaub ohne Einschränkungen genießen können - das ist exakt der Anspruch den ich auch an meine eigene Ferienwohnung stelle.
