Unique Vintage CN Box Car Train Cottage
Boxcar History: Our Canadian Pacific Boxcar Train is one of a few that were built between 1896 and 1914. They roamed the railways, carrying freight all across Canada and the U.S.A. for half a century. Boxcars had a capacity of 40 tons, and carried grains to the market along with manufactured goods of all kinds. Until about the 1960’s, they began to be replaced by specialized top-load/bottom-discharge covered hopper cars.
Experience a unique 2 bedroom box car train cottage, one bedroom with queen size bed and the other room with 2 single beds that may be used as a sitting room or a bedroom (may sleep up to 4).
Has a 3 piece bathroom, cute & equipped kitchen, (including salt, pepper, sugar, coffee, teas, butter, flour, condiments, oil, vinegar, popcorn, marshmallows, snacks, fruit) stove top (no oven) toaster oven, toaster, coffee maker, tea pot, wood burning fireplace, front wood deck with patio furniture, and propane BBQ, own private back yard with gardens. Overlooking our Spring Fed Pond with frogs jumping on lily pads, wood dock and kayak. Bird houses and feeders surround a flower / veg gardeners and bird lover's delight (some special species! )
Relax while overlooking beautiful gardens, gazebos, spring fed ponds, fish pond, rivers, nature trails, etc.
Drink artesian spring fed water (world known healthy water). Depending on the season we may leave you to relish precious nature gifts in your box car of the land such as our own maple nectar, veggies, fruits, or fermented healthy earth products such as Kampuchea, veggies, herbs, flowers and more....
Swim in our spring fed pond and our chemical free indoor pool, soak in our hot tub and use infrared sauna.
NOTE: Spa is in the back separate entrance in the back of the main house. Just a short walk from your box car.

Note: Timber is our friendly family medium size dog (part australian shepherd and part great pyrenees) that is always eager to play wagging his tail to greet you. Some guest ask to take Timber for a walk. If you do not with Timber to be around just let us know please. We do not have any farm animals now but lots of wild animals to discover. Lucy's Farm Zoo is our sister farm to visit if you wish to enjoy our family of amazing variety of friendly animals to pet and feed for your delight, laughter and therapy! This land is a Healthy Earth Farm and Retreat so we can be busy planting our gardens, mowing our grass, building different projects and caring for the animals. We feed our birds, so there are many unusual kinds that are very friendly and come close to you. There are lots of animals, so you may hear mating sounds from frogs, birds and others. You never know what sights and delights you may encounter - like porcupine, turtles, frogs, deer...that is very different from the city!
Utopia is truly a slice of heaven and is a peaceful and healing haven for those seeking relaxation and restoration of the body, mind and soul. I spent many days in the box car cabin and felt all the stress of the city melt away as I listened to the beauty of nature surround me. In terms of price, it was an exceptional value. I have yet to see a place offer so many amenities at this price. I also don’t use any toxic, chemical cleaners or products in my home, so to find a place where everything was natural was a huge bonus.
The box car cottage is very comfortable and I had a restful sleep and enjoyed listening to the gentle sounds of nature sing me to sleep. I was able to maintain my healthy diet, enjoy a cup of tea, cook great meals (often with wild, organic food provided by Vera from her property) enjoy a dip in the spring pond and soak up some sun on the patio of the box car. I enjoyed taking showers and drinking the water, knowing that the quality is excellent and comes from a pristine artesian well located on the land. A friend of mine specializes in finding “great quality water” and when he had a dip in the spring pond, it was a taste of heaven and he verified the exceptional quality.
There are lots of activities to enjoy at this lovely retreat. I had a wonderful time walking the large property, looking for and picking the most amazing herbs (like stinging nettle, thyme, sage, oregano, parsley, etc.) plus incredibly healthy, wild foods like mushrooms, fiddleheads, wild leeks etc.
After picking a bag full of goodies, I proceeded to enjoy a beautiful session of yoga in the screened gazebo which overlooks a gorgeous view of the river and property. It is a breathtaking view and extremely tranquil. You can also meditate or read a book there. Then I proceeded to the river and used some of the rich and mineral dense mud by the shoreline and blissed out in the sun! What a great spa treatment; the same procedure would have cost at least $50-120 at a high end spa! I then took a divine dip into the spring fed pond and then went for a magical kayak ride to explore the land - you can canoe/kayak all the way to Wassaga beach so you can really have an adventure with this! There are some rare birds I saw in my travels on the property and all kinds of wildlife to marvel at, it’s truly an ongoing adventure with so much to experience.
Other days I took a book and a blanket to sit by the cliff that has a breathtaking view of the lookout and Nottawasaga River. This is one of my favourite spots on the property! The view is priceless and the peace that surrounds you is beyond words.
Finally, at night, I loved to take my flashlight and walk around the property to see the stars and enjoy some light exercise and fresh air. Then having a swim in their chemical free pool, hot tub and infrared sauna to end off the night was supremely satisfying! There are very few places that can provide a non-toxic environment, especially in pools, as Vera has done successfully. Everything is clean and it is such a great experience to be able to enjoy a hot tub or pool without worrying about chlorine and toxic chemicals. This was a real treat.
I can’t say enough good things about this place - it is truly an experience you will not regret. Vera is an exceptional host and she goes out of her way to make sure you are comfortable and she leaves no stone unturned in terms of providing full and exceptional service and accommodations for her guests. She is very friendly and is also very knowledgeable about health, and creating a healthy and non-toxic environment.
The place is remote enough that you feel one with nature, but also close enough to the city that you can easily get groceries or anything you desire minutes away. There is an organic restaurant five minutes away as well that is very delicious and will satisfy your craving for good, healthy food. If you get a chance to try Vera’s cooking, you are very lucky and will love her food! She is an amazing chef and a wonderful person that you can learn a lot from if you are interested in natural health, permaculture, foraging, yoga, etc.

Very nice place! Full of nature: beautiful landscapes as forest, river, field, pond… Many wild animals we saw a deer, a porcupine, and baby birds just in one hours walk. We swim in the pond and that was really nice! Thank you very much for this experience at the Utopia Farm.
Utopia is a very nice and people are friendly. I like the way they live - healthy and they don’t worry about things. They are so many wild animals and beautiful forests too. We saw many in the night. I dreamt about them too. I learnt some knowledge about plants from them too. It is a very nice experience. Thank you!
