Unique Stay on ‘Betty’ a fabulous converted DOUBLE DECKER BUS! Unwind in the rooftop Hot Tub after a day of wandering the Bluebell Woods, playing Crazy Golf on site, exploring the nearby Ashdown Forest or the local Vineyard for Wine Tasting or enjoying the onsite Ice Cream parlour. Betty boasts a super comfy double bed downstairs and European sized bunks up top! Heating upstairs & Down, as well as heated blankets during colder months to keep it nice and cozy. This characterful property is set amongst 4 acres of mature landscaped gardens which encompasses a private fishing lake. Along with 2 double bedrooms, this separate annex also comprises its own courtyard garden, ample parking as well as stunning views of the garden.

Step outside to gentle ripples, watch wildlife, or visit East Hoathly village with its café, shop, and pub just minutes away.

The Lodge - Lower Barn Farm, Junction Road, Bodiam

The Lodge at Lower Barn Farm is a quirky, rustic, converted barn designed with recycled materials sourced from the farm, which makes for an ideal rural getaway. 70 acres of rolling country side and wooded grounds on the Kent and Sussex borders, complete with idyllic fishing lakes, are just waiting to be explored. There are woodland walks, an abundance of wildlife to be discovered and even the 14th century Bodiam castle, a 5 minute ride away, if you’re lucky you might even spot a kingfisher.

Spa with hot tub and sauna all heated via a log burner for the ultimate retreat break. Guest house in large gardens, king sized bed, small kitchen and en-suite. Many local attractions near Brighton Gatwick Airport and the South Downs! Pull out double sofa bed, works well for smaller family’s. Stunning 25 meter swimming pond, water is crystal clear. Large deck and sun-loungers by the swimming pond. We use the garden too, it’s part of our home but there is plenty of opportunity for privacy.

Pancake Lodge - with hot tub and four poster

Pancake Lodge is a perfect sanctuary with four poster bed and hot tub. This quirky cabin sits amongst a working apple farm with beautiful views across the glorious Greensand Ridge. Guests can relax in the fabulous surroundings and indulge in scenic walks using the many public footpaths that cross the farm. There are also many local walks too. The historic Leeds Castle is a 5 minute drive, many local pubs and restaurants and the south east coast is within easy reach.

Stylishly fitted and eco-friendly, our detached, self-contained cottage is in a very rural location. There are no other holiday cottages on the farm. Situated in the High Weald Area of Outstanding Natural Beauty, on a sheep farm of 23 acres (which you are free to roam), this is a real get-away-from-it-all location. One of the most peaceful and relaxing places you will ever stay. With underfloor heating and a wood-burning stove you will be cosy whatever the weather.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
