Several footpaths are nearby, leading to pubs, gardens, and a hotel with a new spa. Nearby Horsham offers everything to be expected from a pretty English market town. Brighton is 20 minutes by car. Since the property is in rural Sussex, it is best to have a car at one’s disposal. However, short distances to venues such as Leonardslee and South Lodge can easily be reached on foot or by a 5-minute taxi ride.

You’ll find bars, pubs, restaurants, delis and antique/homeware shops on the doorstep, and Petworth House and park (a National Trust property) is 2-mins away.

Flint Cottage – 3 mins to beach

🌊 Flint Cottage is just 3 minutes from the award-winning beach. 🛏 Two bedrooms: the master has a double bed, ensuite shower and desk; the second has a bunk bed with double below, single above, plus a desk. 🌙 Both bedrooms and the lounge have blackout curtains, helping everyone get a restful night’s sleep. 🛋️ The lounge has two sofas (one a sofa bed), a 48″ OLED TV with Google TV, PlayStation and games. 🌸 A private courtyard is filled with plants and features a handmade mosaic table.

Oakwood Lodge

Take it easy at this unique and tranquil getaway. Oakwood Lodge is a converted barn on a working farm. It is set on the edge of wheat fields and nestled in amongst a woodland area. I do allow dogs, they are most welcome. The outside space is secure for them to roam freely. There’s no grass, only gravel out the front and Woodchip bark out the back. The back has been left as natural as possible. There’s some nettles and brambles to be aware of, I do trim them back so they shouldn’t be an issue.

The garden leads directly onto footpaths (bluebells galore in Spring) including the Downs Link: ideal for walkers, cyclists & equestrians. Idyllically situated down a quiet, magical lane, our oak-framed barn is surrounded by hills and woodland, with stunning views on all sides. There is instant access to beautiful countryside footpaths and bridleways. We are walking distance from a pub with a garden and good home-cooked food. Just an hour from London by train and 10 minutes drive from buzzy, cosmopolitan Brighton, we're also close to lots of pretty villages, lovely beaches, beautiful historic houses and gardens.

Situated in the grounds of our Victorian family home, the newly converted 'Garden Rooms' occupy a separate self-contained building, furnished to a high standard, and perfect for coupes wishing to enjoy walking, cycling & sailing in the South Downs National Park. The annex has its own driveway and self check-in is via a key box. The Garden Rooms are located in the pretty downland village of West Ashling. There are three local pubs & a restaurant, all within walking distance.
