Modern 3 bedroom accommodation with kitchen, dining, chilling and lounge area with stunning views across open countryside in an AONB, which can be truly appreciated from large deck area with outside dining. The Orangery is a studio space situated at Coes Farm organic vineyard and orchard making natural wines and ciders and offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool, hot tub, sauna, a tennis court and a games room. We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.

The local pub & village shop are just 10 minutes walk. Perfect for Glyndebourne, Charleston & Firle weddings or explore nearby towns of Lewes or Brighton.

The Cottage is a former Granary beautifully converted into self contained luxury accommodation ideal for overnight, short stays or a full holiday let if required. You are more than welcome to enjoy our large garden and pond! It’s a short walk or you could drive up if you wish, so peaceful!

The Barn is one of three separate properties within the grounds, each with its own private entrance and outdoor space, offering a peaceful and private stay. The White Hart pub is just a short walk away.

The Yard Rye

The Yard is a two-bed interior-designed cottage in the citadel of the beautiful Cinque Port town of Rye. It is situated down a cobbled passageway next to a pretty tea room. PLEASE NOTE – The property can sleep up to two adults in the master bedroom and one child in the single, with a pull-out camp bed if needed for an extra child. We also have a travel cot for an infant. Please be aware we have a steep staircase.

Set in a picturesque village with miles of country walks, this detached Summer House is located just a few minutes walk from the village centre where you will find a local pub, tea rooms and village store. From its position you will enjoy beautiful views of rolling countryside and access to various walks on your doorstep.
