Wainford Mill House is a stunning, spacious riverside house, which is part of a large former maltings/watermill building just outside Bungay. The house sleeps 12+2 people. You will have access to riverside gardens, a small boat and a wood-fired pizza oven. There is also a wood-fired sauna cabin on an adjacent plot called the Secret Sauna (book a slot early to avoid disappointment-details on request). We have also recently opened a speciality coffeeshop opposite, open Thurs/Fridays and weekends.

Kiln Cottage allows you to immerse yourself in a haven of wildlife and tranquillity, surrounded by beautiful countryside. Situated in the grounds of our 17th Century home, it is a private sanctuary, with high quality decor and all modern facilities. Wake up to the sound of birdsong whilst enjoying locally sourced artisan coffee and produce. This large vaulted space has an open-plan sitting and dining area, complete with separate fully fitted kitchen, bathroom and two luxurious double bedrooms.

Our small 18th century barn is the converted village forge and is perfect for any time of year - a cosy winter break by the wood burner or summer outdoors in the private cottage garden. We're in a central village location, in a forgotten quiet part of Suffolk known as The Saints. Surrounded by beautiful walking and cycling countryside, yet only 15 miles from Suffolk's best beaches and Southwold. The barn shows it's heritage with beams and vaulted ceilings, yet has a modern open plan layout.

Old Post Office Stable

Old Post Office Stable sits in the heart of a conservation area on the Norfolk/Suffolk border. Thorpe Abbotts is home to the 100th Bomber Group Museum. They say that the squaddies mailed their love letters back home at the Old Post Office ! 40 mins to the coast, Lowestoft, Gt Yarmouth, Southwold,, with shopping in Norwich, Ipswich and Bury St Edmunds. 10 mins drive from Diss train station with a direct line to London. The Norfolk Broads only 15 mins in the lovely market town of Beccles.

On drive parking, WiFi & private courtyard - stylish and comfortable getaway 😊 Walk to town centre in 10mins, local pub in 3mins, outside swimming pool & River Waveney in 15mins & just 5mins to children's park, dog exercise area and Countryside. We're back after a 12-month break to host a perfect dog friendly, secluded, rural hideaway with private parking and separate entrance, positioned next to the historic WW2 Metfield Airfields, in the beautiful Suffolk countryside. The accommodation has a double bed, wood burner, seating area, dining table and 2 chairs, kitchen and bathroom. The 4 acre grounds are secure so dogs can roam free. Please note the property is a separate building, adjacent to the main house.

Beautifully positioned just a stone’s throw away from the River Waveney, this charming 2 bedroom cottage is idyllically located in the heart of the thriving market town of Beccles, within minutes’ walk to the many independent boutiques and chain shops, an excellent collection of eateries. With the local Lido and easy access to an array of activities the river has to offer such as canoeing, kayaking, river trips and many more, there really is something for everybody.

Pleasure Ground Cottage

The place The rural village of Rumburgh is set in the heart of the Suffolk countryside. This self-contained holiday let is half of our 16th century thatched cottage, which has been lovingly restored with traditional building techniques, using wattle and daube and lime plaster. The area The cottage is only 20 minutes from Southwold and Walberswick. RSPB Minsmere is about 30 minutes away as is The National Trust's Dunwich Heath and English Heritage's Framlingham Castle.
